HUD tracks 5,069 condo projects in Florida. Exactly 78 hold active FHA approval today. Another 1,878 let their approval lapse, and 2,189 sit in single-unit review territory.
That’s the part nobody tells a first-time buyer until the appraisal is paid for. A condo can be perfect — price, location, condition — and still be unfinanceable with the loan you were counting on, for reasons that have nothing to do with your credit.
The VA keeps a separate list with different answers: 2,679 Florida projects are accepted for VA financing. Only 30 buildings in the state clear both. And Fannie Mae — which governs most conventional condo loans — keeps its list private to lenders entirely.

What each status actually means for you.
FHA
Approved
The project holds active FHA approval, so an FHA loan on a unit here is on the table today. Check the expiration date — approval has to be renewed.

Expired
The project was approved once and let it lapse. Nothing is wrong with the building by default; someone simply stopped renewing. It can be re-approved, but that takes the HOA's cooperation and time you may not have.

Rejected Single-Unit Approval
HUD shows the project as not approved for full FHA approval, with the record flagged for single-unit (spot) review. Whether one unit can still go FHA depends on the current rules and the building's own numbers — this one genuinely needs a human to check.

Rejected / Withdrawn
The project's approval request was turned down or pulled. FHA financing is not a path here unless something material about the building changes.
VA
Accepted Without Conditions
Cleanest possible answer on the VA side. A VA loan on a unit in this project is straightforwardly available.

Accepted With Conditions
The VA accepted the project but attached conditions. Usually manageable — but the conditions decide whether your specific unit works, so confirm them before you write an offer.

HUD Accepted
Carried over from an older HUD acceptance rather than reviewed directly by the VA. Generally usable, and generally worth a confirmation call given the age of most of these records.

Pending / Suspended / Rejected
Pending means a review is in flight and could land either way. Suspended and Rejected mean VA financing isn't available here right now.
One caveat worth stating plainly: approval status changes, and these records are a snapshot. A building can lose approval between your offer and your closing. Treat this page as the start of the conversation, never the final word — that's what the check below is for.

Send the address and Christopher will pull it, check the HOA questionnaire history, litigation, reserves and insurance, and tell you what’s financeable before you write an offer.
